Our Fit Out Process

With an experienced, multidisciplined team, we can offer effective solutions to landlords and tenants. Whatever service you require, we can manage the whole fit out from concept to completion.

We’ve refined our process over our 30+ year history, so you can trust us to execute the fit out with speed, efficiency, and professionalism. Here’s how we do it:

  • Site Survey

  • Design Proposal

  • Fit Out Works

  • Delivery

At the start of your project, we’ll send out a surveyor to conduct a thorough assessment of your London space. By doing so, we can identify potential challenges and firm up the brief for the design team.

The survey also allows us to get to know you and fully understand your goals. We always carry out fit outs with our clients’ key objectives in mind, so you can expect excellent communication from the start of the project to the delivery.

We know it’s important for our clients to see that we’ve fully understood their requirements. Therefore, we will develop a design concept for you to assess and provide feedback following the site survey.

For landlords, our in-house designers will create a detailed proposal for the CAT A fit out works. This typically includes a layout of key elements, such as electrical items, plumbing, and HVAC systems.

For tenants, they will create a comprehensive 2D drawing or 3D representation to help visualise the space. This reflects the furniture configuration, meeting room placement, overall aesthetics, and more.

Likewise, for landlords looking to offer a ready-to-use office, we can provide a 2D or 3D space plan that includes “plug and play” office furniture. Learn more about CAT A+ here.

Next, we’ll save you the trouble of sourcing multiple contractors by carrying out the construction works. To ensure your project is a success, we’ll assign an experienced project manager to develop a schedule, oversee the trades on site, and keep you updated on progress.

We know that time is money for both landlords and tenants, so we’ll use our experience to meet the strict programme deadline. We also have an ISO accreditation, which ensures our team upholds our operations and processes correctly.

Wherever you are in London, we will carry out the fit out works responsibly and with minimal disruption to the surrounding area. This means making coordinated deliveries, maintaining a regular presence on site, and carrying out safe waste disposal.

Next, it’s time for us to hand over the keys. Following the fit out works, you’ll have a space that will help you achieve your objectives and make an impact in the capital.

If you’re a landlord, you’ll be able to reduce vacancy rates and entice the perfect tenant with your “blank canvas” or ready-made workspace. If you’re a tenant, you’ll love moving into your new, fully optimised interiors, which will help to elevate your business to new heights.

Before we go, we’ll remind you that we’re always on hand to help after the project too. We strive to provide excellent aftercare, so all you have to do is contact our friendly client care team and we’ll be on the case!

Our Fit Out Services

As experienced London fit out contractors, we’ve carried out projects for a range of clients. Whether you’re based in an office, industrial or warehouse space, or commercial facility, we’ve got the solution. Here’s a rundown of our core services:

CAT A

If you are a landlord, we can fit out your commercial space so that its ready for a tenant to move in and complete their own customisations. We cover works for flooring, ceiling, fire and safety facilities, mechanical and electrical services, air-con and ventilation, basic internal finishes, and more.

CAT B

If you are an incoming tenant, we can customise your London workspace so it meets your unique requirements. From aesthetic elements to furniture installation and the creation of workzones, we will build a bespoke space that supports your working practices and reflects your brand identity.

CAT A +

We also provide a CAT A+ service for landlords looking to offer more than a blank canvas. With our space planning expertise and knowledge of “plug and play” furniture, we can set up the space so tenants can move in immediately and start working. This helps to reduce vacancy periods and lowers fit out costs for tenants.

Shell and Core

The shell and core phase entails completing the structure and base work elements to get the fit out project underway. This often includes work to the lifts, communal washrooms, receptions, entrances, loading bays, and stairs. We will coordinate this process to ensure your space is safe, functional, and stable.

Dilapidations

Often, tenants are required to pay for workplace restoration work. This is called a dilapidation, which landlords typically schedule for the end of the tenant’s lease.

Landlords provide a scope of works for the dilapidation, which we will assess before carrying out the work. We’re experts in delivering fast and seamless dilapidations, so you can rely on us to help you move on without unwanted stress or complications.

What’s the difference between a CAT A and a CAT B fit out?

A CAT A fit-out provides the essential foundation for a commercial office space. Commissioned by landlords, it transforms a raw interior into a “blank canvas” suitable for attracting tenants. This initial stage focuses on core elements like flooring, ceilings, lighting, and basic electrical systems. It doesn’t include furniture, decorations, or partitions that define specific work areas.

Once a tenant is secured, the CAT B fit out phase begins. Here, the tenant takes the reins, customising the space to their specific needs and work style. This typically involves partnering with a fit out company which introduces features like partitions, furniture solutions, branding elements, and breakout areas. Essentially, the CAT B fit out transforms the “blank canvas” into a functional and personalised work environment.

Do you provide furniture?

Yes, we can source and install your new furniture. We can procure desks with integrated power, phone booths, acoustic pods, height adjustable workstations, task chairs, reception furniture, storage units, and much more.

Many of our clients also like to take advantage of our bespoke furniture solutions. With the ability to customise sizes and finishes, we can provide furniture that fits into your space both physically and aesthetically. We can also add branding to reception desks for a great first impression.
