About the Client

Engie Impact are a leading energy and services company. They focus on the production and supply of low carbon energy, services and regeneration to enable their customers to embrace a greener, more efficient and increasingly digital world.

Office Dilapidation Brief

Engie Impact were relocating their London office to the ground floor of Riverbridge House where Rap Interiors carried out a CAT B fit-out for the landlord, that Engie Impact moved in to.

Therefore, their office on the 3rd floor required dilapidations works to be carried out so it was given back to their landlord in the same state of repair as when their lease was approved.

Our Solution and the Result

The Rap Interiors team worked closely with Engie Impact to engage with the landlord to finalise a schedule of works. The office space has been given back to the landlord ready to lease to a new tenant while the client has a new workspace that suits their requirements.

We are working with both the landlord and the client on other office design and refurbishment projects as they were so pleased with the works our team carried out for them.

A word from Projects Director Parry who led the dilapidation works for this London office

“Understanding the needs of an outgoing tenant and a landlord is something Rap Interiors specialise in. We collaborate the needs and budgets of both and work to our project programmes so that works are enabled seamlessly. In this case our interior design team were creating a fantastic space for Engie Impact to relocate to in the same building.”

Engie Impact London Office Relocation

Our office interior designers transformed a ground floor office at Riverbridge House into an aesthetically pleasing space for the landlord that would be ready for incoming tenants to view.

Our modern design appealed to Engie Impact who were looking to relocate from their office on the 3rd floor, where we completed the above dilapidation works, to a smaller office space.

They were impressed by the design, space plan of the office, and selection of furniture our designers had chosen and moved in with very minor changes to the layouts of the desks.

Understanding the Jargon of Dilapidation Works

In the commercial and construction industry, ‘dilapidations’ means the breach of a lease covenant relating to the condition of a property. This includes the processes of remedying those breaches.

We know that understanding the jargon of dilapidation works can be confusing so we have explained the whole dilapidation process in a blog post.
