Grosvenor Systems have developed their own property management and accounting software to help overcome challenges and inefficiencies within the industry.  Their software continues to evolve with the ever changing property management industry as they work closely with many businesses in the field.

Client Brief

Grosvenor Systems had a very clear brief for their London office refurbishment project in Bermondsey. Their tired and dated office spaces were in need of a major refresh, to transform them into a modern and inviting workspace and attract employees back to the office after the pandemic.

The office is split across two levels, the ground floor and basement floor, within which the client wanted to accommodate more desk space whilst moving to a hot desk system.

The existing office spaces had woodland themed feature walls which our office interior designers used to inspire their proposed design scheme.  Neutral shades and complimenting colourful pops were specified in the fabric finishes for the office furniture solutions.  As the client was moving to a hot desking system with no set department zones, the finishes included a variety of green tones that were dispersed randomly throughout the office spaces, such as the task chairs and desk screens.  Inspirations from the natural world were also introduced in the driftwood effect worktops.

Several structural columns are positioned throughout the office spaces, and were previously finished in a bright purple to reflect the client’s branded colours. Our designers opted for a more subtle approach by specifying the columns to be wrapped in a concrete effect finish. To ensure corporate identity was retained a slimline purple band was applied to the columns.

The ground floor office had an existing glass balustrade to create a light well into the basement floor workspace.  A timber slat effect manifestation was applied to the glass for a more soft and natural aesthetic.  The manifestation also included the clients branded logo positioned to be clearly visible at street level.

Across both floors a mottled dark purple carpet tile was specified as a practical solution to minimising the appearance of dirt and spillages. A striking geometric design brings interest without visual separation to the spaces, whilst the accents of a naturistic palette compliment purple brand colours.

Breakout Area

The client brief included the need for a staff breakout space and the basement was agreed to be the most suitable location for this. So not to compromise light and functionality of the rest of the working floor space, our designers space planned an open soft seating area.  A two seater sofa in an avocado colour fabric finish is accompanied by two armchairs and an oak coffee table.  This additional space enables colleagues to collaborate, meet and relax in an alternative setting and supports employee’s individual approaches to work and wellbeing.

Tea Points

The dated tea points across the two floors were modernised within the London office refurbishment, with new dark base units and sleek oak effect wall mounted cupboards to coincide with the new flooring. The units were finished with a clean marble effect worktop and linear black handle.  The layout replicated the original installation which included the re-use of a wine fridge.

Both the office entrance and stairwell had bespoke feature walls installed to lead occupants interest across the two floors. The larger of the two installs was a timber wall and incorporated a CNC of the client’s logo within the panels. Smaller square panels were installed as a surround to the logo with the occasional moss insert. The linear geometric designs featured within this surround harmonises that of the carpet choice, coming together to create one unified design.

On the opposite side a timber slat and moss feature wall was installed. The moss is located in the lower half of the wall and rises to varying heights subliminally reflecting the surrounding environment of the offices located in the London Bridge area.

Meeting Room

The client’s existing ground floor meeting room was extended into the office space to accommodate 10-12 occupants. The larger space has enabled the meeting room to function also as a boardroom when needed.

Washrooms

Two individual washrooms are situated on each floor with both receiving a complete refurbishment of new white fixtures and fittings, taupe back panelling and wooden flooring. Light colours were chosen due to no natural light being available in this space.  Full length mirrors on the walls were added to create a sense of increased space.

The Results

Grosvenor Systems now have an inviting, modern workspace incorporating subtle references to nature throughout the furniture finishes and colour palettes.  The client’s branding is featured in key areas bringing a sense of identity within the offices. The spaces can now seat a greater number of employees by utilising a hot desking approach, and a meeting room that seats more occupants whilst also serving as a boardroom when needed.  Employees can now utilise a breakout space as an alternative workplace or simply somewhere to take a pause after making themselves a beverage in their fresh new tea points.
